Terms and Conditions

Welcome to H250ME.

These Terms and Conditions ("Terms") govern your access to and use of the H250ME website, mobile application, and all related services (collectively referred to as the "Platform"). By accessing or using H250ME, you agree to be legally bound by these Terms. If you do not agree with these Terms, you should not use the Platform.

1. About H250ME

H250ME is an online property marketplace that connects people looking for houses with landlords, property owners, real estate agents, and property management companies throughout Rwanda.

H250ME provides a platform for publishing, discovering, and communicating about rental and sale properties.

H250ME is not:

  • A property owner.
  • A landlord.
  • A real estate broker.
  • A property manager.
  • A party to any rental, lease, or sale agreement made through the Platform.

Any agreement entered into between users is solely between those users.

2. Eligibility

To use H250ME, you must:

  • Be at least 18 years old.
  • Have the legal capacity to enter into contracts.
  • Provide accurate and truthful information.
  • Comply with all applicable laws of the Republic of Rwanda.

By using the Platform, you confirm that you satisfy these requirements.

3. User Accounts

To access certain features, you must create an account.

You agree to:

  • Provide complete and accurate registration information.
  • Keep your information up to date.
  • Maintain the confidentiality of your password.
  • Notify H250ME immediately if you suspect unauthorized use of your account.

You are responsible for all activities conducted under your account.

H250ME reserves the right to suspend or permanently terminate accounts that violate these Terms.

4. Identity Verification

For the safety of all users, H250ME may request identity verification.

Verification may include:

  • National ID
  • Passport
  • Driving License
  • Business registration documents
  • Tax Identification Number (TIN)
  • Phone number verification
  • Email verification

Providing false information may result in permanent account suspension and may be reported to relevant authorities.

Verification does not guarantee the honesty or reliability of a user.

5. Property Listings

Property owners, landlords, agents, and companies are responsible for ensuring that every listing is accurate.

Each listing must contain truthful information regarding:

  • Property location
  • Rental or selling price
  • Property description
  • Available amenities
  • Availability status
  • Photos and videos
  • Contact information

You must not upload:

  • Fake listings
  • Duplicate listings
  • Listings without permission from the property owner
  • Misleading descriptions
  • Edited photographs intended to deceive users

H250ME reserves the right to edit, reject, suspend, or permanently remove any listing that violates these Terms.

6. Property Availability

Property availability changes frequently.

A property displayed on H250ME may become unavailable at any time due to:

  • Rental by another person
  • Sale of the property
  • Withdrawal by the owner
  • Listing expiration

H250ME does not guarantee that any listed property will remain available.

7. User Responsibilities

When using H250ME, you agree to:

  • Act honestly and respectfully.
  • Provide truthful information.
  • Respect appointments made with landlords or agents.
  • Communicate professionally.
  • Follow applicable laws.

Users are solely responsible for any agreements they enter into.

8. Payments

Certain services offered by H250ME may require payment.

These may include:

  • Premium property listings
  • Featured advertisements
  • Property promotion
  • Subscription plans
  • Verification services
  • Future premium features

Applicable prices will always be displayed before payment.

Unless otherwise stated, payments are non-refundable.

9. Prohibited Activities

You must not:

  • Publish false or fraudulent listings.
  • Use another person's identity.
  • Upload copyrighted material without permission.
  • Attempt to hack, disrupt, or interfere with the Platform.
  • Collect user information without authorization.
  • Send spam or unsolicited advertisements.
  • Harass, threaten, or discriminate against other users.
  • Use automated bots to scrape listings.
  • Upload malicious software or viruses.
  • Circumvent H250ME policies.

Violation may result in immediate suspension or permanent removal.

10. Reviews and Ratings

Users may leave reviews and ratings where applicable.

Reviews must:

  • Reflect genuine experiences.
  • Be respectful.
  • Avoid offensive language.
  • Avoid false accusations.

H250ME reserves the right to remove reviews that violate these standards.

11. Intellectual Property

All content belonging to H250ME, including but not limited to:

  • Logo
  • Branding
  • Website design
  • Mobile application
  • Software
  • Databases
  • Graphics
  • Text
  • Source code

remains the exclusive property of H250ME unless otherwise stated.

Users may not reproduce, copy, modify, distribute, or commercially exploit H250ME content without written permission.

12. Third-Party Links

The Platform may contain links to external websites or services.

H250ME is not responsible for:

  • Third-party content
  • Third-party privacy practices
  • Third-party products or services

Users access external websites at their own risk.

13. Disclaimer

H250ME works to improve transparency in Rwanda's housing market.

However, we cannot guarantee:

  • That every listing is accurate.
  • That every landlord is trustworthy.
  • That every tenant is trustworthy.
  • That every property remains available.
  • That the Platform will always operate without interruption.

Users should conduct their own due diligence before entering into any agreement.

14. Limitation of Liability

To the maximum extent permitted by law, H250ME shall not be liable for:

  • Financial loss
  • Loss of business
  • Lost profits
  • Property damage
  • Personal injury
  • Fraud committed by users
  • Rental disputes
  • Contract disputes
  • Errors in listings
  • Temporary service interruptions

If H250ME is found liable under applicable law, our total liability shall not exceed the greater of:

  • The total amount you paid H250ME during the twelve (12) months preceding the claim; or
  • RWF 100,000.

15. Account Suspension and Termination

H250ME may suspend or terminate an account without prior notice if a user:

  • Violates these Terms.
  • Provides false information.
  • Commits fraud.
  • Misuses the Platform.
  • Engages in illegal activities.
  • Harasses other users.

Termination does not remove any legal obligations arising before the account was closed.

16. Privacy

Our collection and processing of personal information is governed by our Privacy Policy.

By using H250ME, you consent to the collection and processing of your information in accordance with that policy.

17. Changes to These Terms

H250ME may update these Terms from time to time.

When significant changes are made, users will be notified through the Platform or by email where appropriate.

Continued use of the Platform after changes become effective constitutes acceptance of the updated Terms.

18. Governing Law

These Terms are governed by the laws of the Republic of Rwanda.

Users agree that any dispute relating to the Platform shall first be addressed through good-faith negotiations.

If the dispute cannot be resolved amicably, it shall be submitted to the competent courts of Kigali, Rwanda.
